The Aqua Essence beachfront triplex on the Gulf of Mexico on St. Joseph Peninsula (Cape San Blas). This listing is for all three units.
 
Each bedroom has a queen bed.  Unit 2 bay-side bedroom also has a twin sized sofa sleeper.  Unit 3 bay-side bedroom has a set of bunk beds.  There is a queen sized sofa sleeper in each unit living room, but we do not provide linens for it.
 
Each unit has a full kitchen and two full baths.  They are all connected by a deck on the gulf side.
 
 
 
Booking Details and Fees:
 
Maximum occupancy is 15 people, this is a strict limitation.  Names and ages of all occupants shall be recorded on the rental agreement.
 
Up to four dogs are allowed with the pet fee being $100 for each pet.
 
Rental rates are based on six people for one week.  Additional people or additional weeks add $3 per day per person.
 
The cleaning fee is $600  (add $45 for stays over 7 days, $180 for stays over 2 weeks, $375 for stays over 4 weeks)
 
There is a 12% sales and lodging tax on all rents and fees.
 
There is a $500 refundable security deposit which will be refunded within 14 days after check-out, provided there is no damage, or unauthorized people or pets.
 
Rentals periods are full weeks from Saturday to Saturday during peak months.
 
Cancellation Policy:
 
Cancellations more than 30 days before check-in:
All payments will be refunded, excluding credit card processing fees paid.
 
Cancellations between 14 and 30 days before check-in:
50% of the rent and fees, excluding credit card processing fees paid, will be refunded.
 
Mandatory Hurricane Evacuation:
In the event of a mandatory hurricane evacuation, a prorated refund of the base rent will be issued for the days the property cannot be occupied. No refunds will be issued for other weather-related events.
 
We strongly advise purchasing trip insurance.
